Best AI Floor Plan Generators
AI floor plan generators ranked on user ratings, accuracy tests and expert reviews: tools that generate, convert and scan floor plans compared on free tiers, prices, exports and whether the plan is to scale, plus phone-scan accuracy, the ANSI Z765 square-footage standard and why no AI floor plan is permit-ready.
Quick answer: The best AI floor plan generator for most people is Planner 5D, because it is the only tool on this page that generates a layout from a few inputs, converts an uploaded or hand-drawn plan into an editable 2D and 3D model, and lets you edit the result to real dimensions, and it is rated 4.4 from about 42,000 ratings on the App Store and 4.6 on Google Play. For a clean, to-scale plan that a builder, buyer or council officer can read, RoomSketcher is the better choice, because its Pro plan prints to scale from $12 a month and its AI Convert turns an existing drawing into an editable plan in seconds. For measuring a home you already own with a phone, magicplan is the best pick, rated 4.7 from about 41,000 App Store ratings, and for real-estate listings, CubiCasa is the best pick, because it offers a free basic scan and an ANSI Z765-aligned square-footage report. The caveat: no AI floor plan is permit-ready or construction-ready, and the two best-known AI layout generators, Drafted and Maket, both say so in their own terms.
This page ranks AI floor plan generators: tools that homeowners, DIY renovators, small builders and estate agents use to create, convert, scan or edit floor plans and house layouts. Furnishing a room, restyling a photo and virtual staging are out of scope here. Six pages sit next to this one, and each does a different job:
- Best AI interior design tools ranks tools that furnish and decorate a room or restyle a photo of it. Planner 5D appears on both pages: there for furnishing, here for drawing the plan itself.
- Best AI for architects ranks professional design software, including rendering, massing, BIM automation and code checks. Professional plan generators such as Finch3D, TestFit and Hypar belong there.
- Best AI for construction ranks software for builders and general contractors at project level: estimating, takeoff, scheduling and site monitoring.
- Best AI for tradespeople and best AI quoting software cover running a trade business and pricing jobs, including quotes built from a scanned floor plan.
- Best AI image generator ranks general image models, such as those inside ChatGPT and Google Gemini, which can draw a picture of a floor plan but not a measured one.

How floor plan tools use AI now
Three kinds of AI now sit behind the phrase “AI floor plan generator”.
Generators now produce whole house layouts from a brief. Tools such as Drafted and Maket generate a full house or floor layout from rooms, size, shape and lot, covered under “Other tools worth knowing” below.
Converting an existing drawing became a one-click AI job. RoomSketcher launched AI Convert on 1 December 2025, which detects walls, doors, windows and stairs in a digital plan or a photographed blueprint. RoomSketcher says the model was trained on more than 50,000 manually annotated floor plans and converts a plan in about five seconds. Planner 5D’s Premium plan includes floor plan recognition, which turns an uploaded image of a plan into an editable 3D project.
Phone scanning matured on LiDAR. Apple’s RoomPlan API, released to developers on 8 June 2022, lets apps build a room plan from the LiDAR sensor on recent iPhone Pro and iPad Pro models. Apple’s own evaluation reports 95% precision and recall for detecting walls and windows and 90% for doors. magicplan added PrecisionLink, which pulls measurements from more than 20 Bluetooth laser meters from Bosch, Leica, Stabila, Stanley/DeWalt, Hilti and Johnson Level straight into a scanned plan, reported by Claims Journal in April 2025.
How we ranked AI floor plan generators
A tool is ranked only when there is more than one independent assessment of it from more than one kind of source, following the method on how we rank. For floor plan software, the evidence available is:
- User ratings with volume. Star ratings and counts from the App Store, Google Play, Capterra, G2 and Trustpilot.
- Accuracy tests. A GLA benchmark by FloorPlanOnline, published by Urbanimmersive on 21 November 2023, measured scan-based plans from Matterport, CubiCasa, Zillow and Urbanimmersive against a laser survey of one house. Simon Boseley’s MAVRiC test, published on 2 February 2021, measured magicplan and RoomScan LiDAR against a laser meter. Open Homes Photography compared CubiCasa plans with its own drafted plans and county records.
- Expert reviews. Steve Paris’s TechRadar review of Planner 5D, based on hands-on use and last updated on 29 April 2025; Nick Mead’s hands-on RoomSketcher review on MacHow2, published on 31 December 2025; and illustrarch’s reviews of RoomSketcher (8 August 2026) and magicplan (22 March 2026).
Five limits apply:
- No independent benchmark of AI layout generation exists for homes. No credible independent publisher has run a controlled test of whether Drafted, Maket, Planner 5D or any other generator produces layouts that meet building codes, so the ranking rests on user ratings and reviews of the whole product.
- The accuracy tests are old, small and commercially interested. The FloorPlanOnline benchmark measured one house and was published by Urbanimmersive, which sells a competing product and acknowledges “our inherent bias”. The Open Homes figures come from a photography company that sells its own drafted plans. The MAVRiC test dates from February 2021.
- Rankings published by the vendors being ranked are not counted. Several floor plan companies publish rankings of the category that include their own product.
- App ratings cover the whole app. Planner 5D’s and magicplan’s App Store ratings reflect years of use, most of it before their newest AI features existed.
- Expert reviews are thin and some carry commercial ties. MacHow2’s site footer carries an Amazon Associates disclosure. illustrarch’s reviews cite Capterra and vendor documentation and do not describe a hands-on test session. No hands-on review from a major consumer publisher such as Wirecutter, CNET, PCMag or Tom’s Guide covers AI floor plan generators as a category.
Vendors’ own claims, such as user counts, accuracy percentages and speed figures, appear on this page labelled as claims and did not count towards a ranking.

Review counts are in brackets.
The best AI floor plan generators, reviewed
1. Planner 5D: best AI floor plan generator for most people
What the AI does. Planner 5D’s AI floor plan generator works two ways: the Design Generator takes a photo of your space and suggests layouts, and the Smart Wizard builds a 2D and 3D design from a chosen room shape, style and type. Floor plan recognition takes a JPEG, JPG or PNG of a printed or hand-drawn plan and turns it into an editable 3D project. Planner 5D’s AI house design tool generates whole-house plan ideas, tests room layouts and furniture placement, and offers 360-degree walkthroughs to check room flow. Every plan stays editable to real dimensions, so a wall you move takes its measurements with it.
Independent evidence.
- Planner 5D holds an App Store rating of 4.4 from about 42,000 ratings.
- Planner 5D holds a Google Play rating of 4.6 from more than 50,000 reviews, with more than 1 million downloads listed.
- Planner 5D holds a Capterra rating of 4.5 from 118 reviews.
- Steve Paris’s TechRadar review, based on hands-on use on a MacBook Pro, calls Planner 5D “an excellent service” that is easy to use and highly versatile, and criticises its heavy resource use and how hard it is to add a roof properly.
- ArchPulse, an ad-supported directory that says it uses no affiliate links, describes Planner 5D as “not a professional architectural tool”, useful for quick client-facing concept visuals (updated 8 October 2026).
Pricing. Planner 5D’s pricing page lists a free plan with unlimited projects and half the furniture catalogue; Premium at $19.99 a month or $59.99 a year, with floor plan recognition, the full catalogue of more than 10,000 items, standard renders and 100 AI Studio credits a month; and Professional at $49.99 a month or $399.99 a year, with unlimited 4K renders, CAD export and 1,000 AI Studio credits a month. Planner 5D says prices vary by region.
Watch out for. Planner 5D’s Trustpilot score is 2.6 from 869 reviews, with 27% of reviews at one star, far below its app-store ratings. Capterra reviewers report that some purchases were annual only, with refunds and plan changes refused. CAD export needs the Professional plan at $49.99 a month. Planner 5D’s own generator page says image-recognition measurements “are approximate based on image quality and perspective” and that AI-generated plans “should not be treated as a substitute for professional review” before permit submission.
Why it’s number one. Planner 5D and RoomSketcher were close. Planner 5D wins on breadth, because it is the only ranked tool that generates new layouts as well as converting and editing existing ones, and on evidence, with more than 200 times as many App Store ratings as RoomSketcher (about 42,000 against 181). It also wins on free access, because its free plan allows unlimited projects. RoomSketcher wins on clean, to-scale output and is the better pick when the plan is for someone else to read.
2. RoomSketcher: best for clean, to-scale plans other people will read
What the AI does. RoomSketcher’s AI Convert takes a computer-drawn floor plan as a JPG, PNG or PDF, maps the walls, doors and windows, and returns an editable plan in “under five seconds”, according to RoomSketcher. RoomSketcher says AI Convert works best with clear, computer-drawn plans and suggests tracing sketches or low-quality plans instead. FloorCapture converts a scan from a LiDAR-equipped iPhone or iPad into an editable plan, and AI Render produces photorealistic images from the model, according to illustrarch.
Independent evidence.
- RoomSketcher holds a Capterra rating of 4.4 from 198 reviews.
- RoomSketcher holds a G2 rating of 4.5 from 149 reviews, with a Quality of Support score of 9.3 out of 10.
- RoomSketcher holds an App Store rating of 3.3 from 181 ratings, the lowest among the ranked tools.
- Nick Mead’s hands-on MacHow2 review (31 December 2025) calls RoomSketcher a strong, beginner-friendly floor planner with clean 2D and 3D visuals suited to real-estate and client work, and says it “lacks architectural precision” and is no substitute for CAD software; MacHow2 carries an Amazon Associates disclosure.
- illustrarch calls RoomSketcher “the strongest option in its lane” for branded, scaled plans with client-ready 3D and advises budgeting for credits rather than the headline price (8 August 2026).
Pricing. RoomSketcher’s pricing page lists a free plan with 2 credits to start and no card; Pro at $12 a month billed annually ($144 a year) or $24 monthly, with 5 credits a month; Team at $35 a month billed annually ($420 a year) or $70 monthly, with 20 credits a month and 5 users; and Enterprise on quote. The free plan includes one AI floor plan conversion, after which AI Convert and FloorCapture cost $20 a floor without a subscription. Ordered floor plans drawn by RoomSketcher’s illustration team cost $38 a level on the free plan, according to Capterra.
Watch out for. Print to scale is not included on the free plan. RoomSketcher does not support roofs, according to illustrarch. The credit system makes real annual cost higher than the list price, and value for money is RoomSketcher’s lowest Capterra sub-score. RoomSketcher does not publish a list of export file formats on its pricing page.
Vendor claims. RoomSketcher says AI Convert was trained on more than 50,000 manually annotated floor plans over 2.5 years of development; it publishes no accuracy figure.
3. magicplan: best for a floor plan from a phone scan
What the AI does. magicplan builds a floor plan in real time as you scan a room with the phone camera or, on iOS Pro devices, the LiDAR sensor. Its Autoscan detects walls, partial walls, doors and windows, and the plan carries photos, notes, objects and 360-degree panoramas. magicplan’s PrecisionLink takes measurements from a Bluetooth laser meter and rescales the plan around each one.
Independent evidence.
- magicplan holds an App Store rating of 4.7 from about 41,000 ratings.
- magicplan holds a Capterra rating of 4.5 from 13 reviews and a G2 rating of 4.3 from 12 reviews; both samples are small.
- Simon Boseley’s MAVRiC LiDAR test (2 February 2021) found magicplan’s LiDAR-only measurements were within about 150 mm on average in a large room, which he called poor, and “spot-on” when paired with a Bluetooth laser meter.
- illustrarch’s review (22 March 2026) calls magicplan “one of the strongest tools in its category” for field professionals and says it is harder to justify for casual users.
- Capterra reviewers say furniture blocking walls or corners, low light and arched ceilings reduce scan accuracy.
Pricing. magicplan’s individual pricing page lists a free plan covering all features for up to 2 projects with no time limit, and the Sketch plan at $12.99 a month or $129.99 a year. magicplan’s App Store listing adds the Report plan at $39.99 a month or $399.99 a year and the Estimate plan at $89.99 a month or $899.99 a year. magicplan’s business pricing uses per-project plans named Pro Flex, Pro 12 and Pro 24, with $40 for each project beyond the allowance.
Watch out for. The MAVRiC test found LiDAR alone is not accurate enough for critical dimensions; use a laser meter for anything you will build or order to. magicplan lists CSV, DXF, OBJ, USDZ and IFC exports but does not say which plan includes which format. AR scanning was removed from Android, according to illustrarch. magicplan’s business plans are priced for contractors and insurance-claims work, with estimating and Xactimate integration, so a homeowner needs only the free plan or Sketch.
Vendor claims. magicplan says PrecisionLink’s editor algorithms “guarantee 100% accuracy”; it publishes no test data for that claim.
4. CubiCasa: best AI floor plan tool for real-estate listings
What the AI does. CubiCasa turns a walk-through scan with a phone, which CubiCasa says takes about 5 minutes, into a 2D floor plan with room dimensions, and on higher tiers a 3D plan, a home report and a square-footage (gross living area) report. Plans are delivered in 24 hours on the STANDARD and PLUS tiers and 48 hours on PLUS 3D, with a 6-hour option as an add-on, according to CubiCasa’s pricing page.
Independent evidence.
- CubiCasa holds a Capterra rating of 4.8 from 102 reviews, the highest rating among the ranked tools.
- CubiCasa holds an App Store rating of 4.0 from 207 ratings; one reviewer in 2022 reported a missing kitchen island, a door that does not exist and a missing wall.
- The FloorPlanOnline benchmark (21 November 2023) measured CubiCasa’s gross living area at an average 0.56% deviation from a laser survey with LiDAR and 2.97% without LiDAR.
- Open Homes Photography, which sells its own drafted plans, reports CubiCasa plans averaging 11.48% smaller than its professional plans in its own testing and 9.36% smaller than county records.
Pricing. CubiCasa charges per scan, not per month. The LITE plan is free and gives a basic 2D plan with room dimensions, according to Doorify MLS. CubiCasa’s pricing page lists STANDARD, PLUS and PLUS 3D tiers and a GLA report add-on but does not display per-scan prices; Capterra lists a starting price of $9.99 per feature. Several MLSs give members discounts; Doorify MLS members get the LITE plan free and 25% off paid products.
Watch out for. The two accuracy sources disagree sharply: one independent benchmark found under 1% deviation with LiDAR, while Open Homes found plans around 10% small. Both had a commercial interest. In North Carolina, only a licensed appraiser or the listing agent may officially report square footage, and the listing agent remains responsible for it, according to Lighthouse Visuals, citing NCREC rules. CAD files (.dwg, .dae, .obj and .fbx) are a paid add-on available with PLUS.
Vendor claims. CubiCasa says average floor plan accuracy is 95% to 97% and that LiDAR scans are consistently within 3%, according to ARMLS (4 November 2025). CubiCasa’s GLA report includes a floor plan “aligned with the ANSI Z765 standard set by Fannie Mae”, according to its pricing page.

The four kinds of AI floor plan tool
One search term covers four products that do different jobs, and the right one depends on whether the home already exists.
| Kind | What it does | Output is to scale? | Tools |
|---|---|---|---|
| Layout generator | Creates a new house or room layout from a brief: rooms, size, shape, lot | Dimensioned, but not checked against code | Drafted, Maket, Planner 5D, Home Design AI |
| Plan converter | Turns an existing drawing, photo of a blueprint or sketch into an editable digital plan | Only as accurate as the source drawing | RoomSketcher AI Convert, Planner 5D floor plan recognition, Home Design AI image to CAD |
| Scan to plan | Builds a plan of an existing home from a phone or LiDAR scan | Yes, within the scanner’s tolerance | magicplan, CubiCasa, Polycam, RoomSketcher FloorCapture, Matterport |
| General image model | Draws a picture that looks like a floor plan | No | ChatGPT, Gemini and other image generators |
If you are planning a new build or an extension, start with a layout generator. If you are renovating, selling or insuring a home that already exists, start with a scan.
Can ChatGPT or Gemini make a floor plan?
ChatGPT and Google Gemini can produce an image that looks like a floor plan, and they can describe a room layout in text, but the result is a picture, not a measured drawing. Three facts limit them:
- The output is pixels, not geometry. An image model’s floor plan has no editable walls, no scale and no file a CAD program can open, so it cannot be measured, printed to scale or handed to a builder.
- Multimodal models break spatial rules. In Design-MLLM, published on arXiv in March 2026, researchers found anthropometric violations, such as a coffee table within 300 mm of a sofa when 400 to 450 mm of legroom is needed, in about 40% of structured layouts generated by the open-source models LLaVA-NeXT, Qwen-VL and DeepSeek-VL.
- Dedicated tools keep the plan editable. Drafted, Maket and Planner 5D generate layouts as editable floor plans with walls, doors and dimensions, which can then be corrected rather than regenerated.
A general assistant is useful for writing the brief: listing rooms, sizes, adjacencies and must-haves before you open a floor plan tool. Our best AI image generator page ranks the image models themselves.
Are AI-generated floor plans permit-ready?
No. Every AI floor plan tool on this page produces a concept or a measured survey, not construction documents, and the vendors say so themselves.
| Vendor | What it says |
|---|---|
| Drafted | Generates “design concepts, not permit-ready construction documents”, and advises having a building professional develop and review the design for your site |
| Maket | ”A qualified professional should review the design” against your site, structure and local building requirements before construction or permitting |
| Planner 5D | AI-generated plans “should not be treated as a substitute for professional review” before permit submissions or formal construction documents |
What a permit set needs that an AI floor plan does not have. The City of Portland’s building permit plan requirements are typical of a US residential permit: floor plans at a stated scale, normally 1/4 inch to 1 foot; bearing walls, headers and beams; sections showing footing size and depth and the size and spacing of joists, studs and rafters; a foundation plan for new buildings and additions; stair details; smoke detector locations; and plumbing, heating and electrical locations. None of the generators on this page produces structural sections, a foundation plan or engineered member sizes.
Code items AI layouts are not checked against. Building codes set minimums that a layout generator does not verify. Under the International Residential Code section R310, for example, a bedroom’s emergency escape window needs a net clear opening of at least 5.7 square feet, at least 24 inches high and 20 inches wide, with a sill no more than 44 inches above the floor, according to Linn County, Iowa. Fire separation, stair geometry, ventilation, energy rules and structural spans are checked by a plan reviewer, not by the AI.
When you need an architect, engineer or drafter. Who may draw a house plan depends on where you build:
- Many US jurisdictions let anyone draw a simple house plan. Portland says anyone can draw residential plans if they are drawn to scale with precise measurements. California’s Business and Professions Code section 5537 exempts single-family woodframe houses of no more than two storeys and a basement from the architects’ licensing law.
- Structure beyond conventional framing needs a licensed professional. Under the same California section, any part of an exempt house that deviates from conventional woodframe framing must be designed by a licensed architect or registered engineer, who stamps and signs those documents.
- A licensed professional stays responsible whatever tools were used. The National Council of Architectural Registration Boards says “the licensed practitioner remains in control and continues to be accountable for all submissions under their seal”, reported by The Construction Specifier on 29 November 2024. The American Institute of Architects’ guidance on responsible AI use (22 October 2025) states that “all AI-generated outputs must be reviewed and validated by qualified professionals”.
The practical route is to use an AI generator to reach a layout you like in hours rather than weeks, then pay a building designer, architect or drafter to turn it into a permit set, with an engineer for anything structural. Drafted, Maket and Planner 5D all export files a professional can open, so the AI concept is a brief rather than wasted work. For the professional software that does that next step, see best AI for architects.
How accurate are phone-scanned floor plans?
Scan-based plans are measured, not generated, but their accuracy varies by device, by method and by who is measuring.
| Source | Tool | Result | Caveat |
|---|---|---|---|
| FloorPlanOnline benchmark, 21 November 2023 | CubiCasa with LiDAR | 0.56% average GLA deviation from a laser survey | One house; published by Urbanimmersive, a competitor |
| Same | CubiCasa without LiDAR | 2.97% average deviation | Same |
| Same | Matterport Pro2 camera | 0% deviation | Same |
| Same | Matterport iPhone app with Axis mount | 0.28% deviation | Same |
| Same | Matterport with Ricoh Theta Z1 | 1.47% average deviation | Same |
| Same | Zillow | 9.90% deviation | Same |
| Open Homes Photography | CubiCasa | 11.48% smaller than drafted plans; 9.36% smaller than county records | Publisher sells drafted plans; method not published |
| MAVRiC, 2 February 2021 | magicplan, LiDAR only | Within about 150 mm on average in a large room | Single tester; 2021 hardware |
| Same | magicplan with laser meter | ”Spot-on” | Same |
| Apple, 4 October 2022 | RoomPlan, used by many scan apps | 95% precision and recall for walls and windows; 90% for doors | Detection rate, not dimensional error |
Three patterns hold across these sources. LiDAR scans are more accurate than camera-only scans. Adding a laser meter brings scan accuracy close to a manual survey. Furniture against walls, low light, glazing and arched ceilings all reduce accuracy, according to Capterra reviewers of magicplan and the MAVRiC test.
CubiCasa’s own claim and the independent figures do not fully agree. CubiCasa says its average accuracy is 95% to 97%, a 3% to 5% error, and that LiDAR scans are consistently within 3%. The FloorPlanOnline benchmark found less error than that with LiDAR; Open Homes found more.
Floor plans and square footage for property listings
Estate agents use AI floor plan tools mainly to add a floor plan and a square-footage figure to a listing. Two standards govern how that figure is measured in the US.
ANSI Z765-2021. Fannie Mae requires the American National Standards Institute’s Z765-2021 measuring standard for appraisals with effective dates on or after 1 April 2022, for loans that need interior and exterior inspections, according to a Fannie Mae fact sheet. The standard measures to the nearest inch or tenth of a foot, rounds the total to a whole square foot, counts only finished areas with a ceiling of at least 7 feet, and classes any floor partly below grade as basement rather than gross living area. Fannie Mae’s 2025 guidance says it adopted the standard partly because “phone apps, which can measure houses, generate floor plans, and calculate square footage” had arrived, and that appraisers must provide computer-generated, not hand-drawn, sketches.
Who is responsible for the number. A scanning app’s square footage is a marketing figure unless a licensed appraiser produces it. In North Carolina, only a licensed appraiser or the listing agent may officially report square footage, and responsibility sits with the listing agent, according to Lighthouse Visuals citing NCREC rules. CubiCasa says its GLA report is “ANSI Z765 compliant”, and Doorify MLS adds that agents remain responsible for listing accuracy.
If you are listing a home, CubiCasa’s free LITE plan gives a basic plan with room dimensions, and its GLA report add-on gives an ANSI-aligned area figure. If you need a figure you can defend, use a LiDAR device and check the total against a laser measurement or an appraisal.

How to choose
- Decide whether the home exists yet. For a new build or an extension, start with a layout generator such as Planner 5D, Drafted or Maket; for a home that already exists, scan it with magicplan, CubiCasa or RoomSketcher FloorCapture.
- Check whether the plan is to scale before you pay. RoomSketcher’s free plan does not print to scale, and Maket’s free plan does not download, so test the export you need on the plan you intend to buy.
- Check the export format. If a designer, builder or architect will take over, you need DXF, DWG or IFC; magicplan, Drafted and Maket list DXF, and Planner 5D’s CAD export needs Professional.
- Use LiDAR and a laser meter for any number you will rely on. Independent tests found LiDAR scans more accurate than camera-only scans and laser readings more accurate still.
- Price credits, not just the subscription. RoomSketcher, Maket, Home Design AI and Floorplanner all meter AI conversions, renders or exports with credits on top of the plan price.
- Budget for a professional before you build. No AI floor plan is permit-ready, and a licensed architect or engineer must design any structure beyond conventional framing in jurisdictions such as California.
Frequently asked questions
What is the best AI floor plan generator?
The best AI floor plan generator for most people is Planner 5D, because it generates layouts from a few inputs, converts uploaded or hand-drawn plans into editable 2D and 3D models, and holds a 4.4 App Store rating from about 42,000 ratings and 4.6 on Google Play. RoomSketcher is the better choice for a clean, to-scale plan to share, magicplan for scanning an existing home, and CubiCasa for real-estate listings.
Is there a free AI floor plan generator?
Planner 5D has a free plan with unlimited projects on web and mobile, including its Smart Wizard and Design Generator, though AI floor plan recognition needs the $19.99-a-month Premium plan. Drafted is free to start, Maket gives 30 one-time credits without downloadable exports, magicplan is free for 2 projects, and CubiCasa’s LITE scan plan is free.
Can AI design a house floor plan?
AI can generate a house floor plan from a brief: Drafted produces whole-house layouts in 2D and 3D from your rooms, house shape and lot size, and Maket generates single-floor plans free and multi-floor plans on its $20-a-month Homeowner plan. Both say their output is a concept that a qualified professional must review before construction or permitting. No independent test has measured how often AI house layouts meet building codes.
Are AI-generated floor plans permit-ready?
No AI-generated floor plan is permit-ready. Drafted says its output is “design concepts, not permit-ready construction documents”, and Maket and Planner 5D both say a professional must review the design before permitting. A residential permit set typically needs scaled plans with bearing walls, beams, foundation plans, structural sections and stair details, as the City of Portland’s requirements show, and no AI generator produces engineered structural information.
Can ChatGPT make a floor plan?
ChatGPT can draw an image that looks like a floor plan or describe a layout in text, but the image has no scale, no editable walls and no CAD file. Research published on arXiv in March 2026 found anthropometric violations in about 40% of structured layouts generated by open-source multimodal models. ChatGPT is useful for writing the brief before using a dedicated floor plan tool.
How accurate are floor plans from a phone scan?
Phone-scan floor plans with LiDAR can be within about 1% of a laser survey: a 2023 FloorPlanOnline benchmark measured CubiCasa’s LiDAR scans at 0.56% average deviation in gross living area and camera-only scans at 2.97%. A 2021 MAVRiC test found magicplan’s LiDAR-only measurements within about 150 mm in a large room and accurate when paired with a laser meter. Furniture against walls, low light and glazing reduce accuracy.
What is the best app to scan a floor plan of my house?
magicplan is the best app for scanning your own house, because it builds the plan live from a LiDAR or camera scan, accepts Bluetooth laser-meter readings and holds a 4.7 App Store rating from about 41,000 ratings. Its free plan covers 2 projects, and the Sketch plan costs $12.99 a month. CubiCasa is the better choice if the plan is for a property listing.
What is the best floor plan software for real estate agents?
CubiCasa is the best floor plan tool for real estate agents, because it turns a phone scan into a listing floor plan within 24 hours, offers a free LITE plan and an ANSI Z765-aligned square-footage report, and holds a 4.8 Capterra rating from 102 reviews. The listing agent remains responsible for any square footage published, so check the figure on high-value listings.
What is ANSI Z765 and does it apply to floor plans?
ANSI Z765-2021 is the American National Standards Institute’s standard for measuring the square footage of single-family homes, required by Fannie Mae for appraisals with effective dates from 1 April 2022 that need interior and exterior inspections. It counts finished areas with ceilings of at least 7 feet, treats any floor partly below grade as basement and rounds the total to a whole square foot. Scan apps such as CubiCasa offer GLA reports aligned with it.
Do I need an architect if I use an AI floor plan generator?
Whether you need an architect depends on where you build and what. California exempts single-family woodframe houses of up to two storeys and a basement from its architects’ licensing law, but any structure that departs from conventional framing must be designed by a licensed architect or registered engineer. Most homeowners still need a building designer or drafter to turn an AI concept into a permit set.
Can I convert a hand-drawn sketch into a floor plan with AI?
Planner 5D’s floor plan recognition converts JPEG, JPG or PNG images of printed or hand-drawn plans into editable 3D projects on its $19.99-a-month Premium plan. RoomSketcher’s AI Convert works best on clear, computer-drawn plans and recommends tracing over sketches. Planner 5D says image-recognition measurements are approximate, so check critical dimensions.
How much does an AI floor plan generator cost?
AI floor plan generators cost from free to about $50 a month for homeowners. RoomSketcher Pro costs $12 a month billed annually, magicplan Sketch $12.99 a month, Planner 5D Premium $19.99 a month or $59.99 a year, and Maket Homeowner $20 a month. CubiCasa charges per scan, Drafted has not published prices, and Planner 5D’s CAD export needs its $49.99-a-month Professional plan.
Can AI floor plan generators export to AutoCAD?
Several can. magicplan lists DXF and IFC exports, Drafted exports PDF, AutoCAD DXF and IFC, Maket exports PDF and DXF on its Homeowner plan, Planner 5D offers CAD export on its Professional plan, and CubiCasa sells DWG files as an add-on with PLUS. RoomSketcher does not publish its export formats.
What is the difference between an AI floor plan generator and an AI interior design tool?
An AI floor plan generator creates or measures the layout of walls, rooms, doors and windows, while an AI interior design tool furnishes and decorates a room that already has a layout. Planner 5D does both. For furnishing, restyling and virtual staging, see the best AI interior design tools.
